Plan a yard around your everyday life
Before buying outdoor furniture or planning work, take a closer look at how you want to use the space.
Start with one ordinary week
Write down two activities you would actually do outside during a normal week. Choose one as your priority, then mark out a temporary space with existing furniture. Try it before buying anything. Note what makes you move elsewhere, and adjust the arrangement around that experience.
Walk the routes, not just the perimeter
Carry a chair, a bag of groceries and a garden tool along their usual routes. Notice awkward steps, narrow passages and missing storage. Record measurements and questions during a property visit. A photograph alone cannot tell you whether the yard will work comfortably for your routine.
Separate preparation from a major project
For a sale, begin by clearing access and showing a simple, usable arrangement. Keep a separate list of larger ideas with estimated costs and timing. Discuss that list with your broker before committing to work; an improvement that suits you does not guarantee a higher selling price.
General ideas to discuss according to your property, budget and local requirements.
